Manteca, known
as the "Heart of California," is a dynamic and pulsating community situated in the
San Joaquin Valley an hour from the San Francisco Bay Area, two hours from Fresno,
three hours from Reno, and five hours from Los Angeles. This growing city has an
estimated population of 65,000 residents. The breathtakingly beautiful scenic
Highway 120 begins in Manteca and weaves its way up into the majestic Yosemite
National Park about an hour and a half away.
This area was first settled by a small group of pioneering farmers who recognized
it as being in the center of one of the most fertile agricultural areas in the
world. A combination of rich soil, excellent climate, and clean water combined to
make it a thriving farming hub. Until World War II, most movement in Manteca was
primarily focused around agriculture. Slowly but surely changes have transformed
this modest farming community into what it is today. With an impressive 2,400 acres
of industrial zoned acreage, Manteca has become a hotspot for industrial and
commercial activity and is quickly being discovered by companies looking to relocate
or expand their operations. Businesses relish the idea that they can retain and
even improve their market position by the close proximity to San Francisco and
Sacramento. The median household income is $46,677 per year.
One of the most attractive things about Manteca is that it is extremely affordable
to live. The average price of a three-bedroom home is $146,477. A four-bedroom home
costs around $192,914. Rental housing has experienced some pricing adjustments over
the past two years. Apartments and duplexes range from $500 to $650 per month. Two
to four bedroom rental homes now range from $700 to $1,200 per month. Demand and
available inventory have pushed prices slightly higher.
This is a city that prides itself on its warm family environment. Manteca caters to
both the young and the young-at-heart. Oakwood Lake Water Park is a favorite with
all ages. With over a mile of slides - including a six-story drop for the more
adventuresome and small slides and play areas for the little ones - it's one of
North America's biggest water parks. Nature lovers and outdoor enthusiasts are
delighted with being so close to Yosemite National Park. The park is home to
beautiful vistas, powerful waterfalls, pristine wilderness, amazing wildlife and
miles of hiking trails. Rangers offer guided tours, including star-studded night
treks.
Residents who prefer their quality family time to be a bit less vigorous find the
First Night Farmers Market to be ideal. The farmer's market is held in Library Park
every Tuesday from June to August. It is an extravaganza of fresh produce, arts,
crafts, and entertainment. Those who like to get more hands-on with their food will
revel in the messy "Heart of the Valley Grape Stomp." Hosted by the Delicato Winery,
which also offers more civilized, although no less exuberant, wine tasting.
Manteca also has 34 parks, one library, two movie theaters, a 48-lane bowling alley,
an 18-hole golf course, eight tennis court, three swimming pools, Caswell State Park
only four miles away, Oakwood Lake Resort, plus a number of river resorts with
boating and fishing. In addition there are five inns presently totaling 309 rooms
in the community area.
The city of Manteca has an excellent school system offering young students a fine
and rigorous education. Manteca Unified School District education facilities
include 15 elementary schools, 15 middle schools and 3 high schools. Manteca also
has one adult school and two continuation high schools. The students score
consistently above the national and state averages in English, Math, Reading, and
Science. For higher education, choices include the University of the Pacific about
fourteen miles away in Stockton and San Joaquin Delta College also in Stockton.
